About Phil Crescenzo
Phil Crescenzo Jr. brings 25 years of mortgage lending experience shaped by hands-on work, changing market conditions and lessons learned through adversity. Based in Charleston, South Carolina, Crescenzo leads Team “C” at Nation One Mortgage Corporation, focusing on lending challenges that require careful problem-solving while following established guidelines and compliance standards.
His journey began in Southern New Jersey, where he worked with his father in construction, woodworking and painting. Those early experiences taught him the value of hard work, developing practical skills and building a strong reputation. He later worked in the laborers union while telemarketing mortgage leads part time. After a layoff, he moved into mortgage lending full time and never returned to the union.
Crescenzo experienced the major changes brought by the 2008 financial crisis, including significant personal financial challenges and rebuilding his credit through a Chapter 13 repayment process. He says those experiences strengthened his empathy for homeowners navigating difficult circumstances and deepened his understanding of the lending process.
Today, his work emphasizes FHA manual underwriting, VA lending and credit challenges, particularly for borrowers who may need additional guidance. He has reported national rankings of No. 23 for FHA lending and No. 59 for VA lending. His philosophy centers on transparency, consistency, equal opportunity and continuous improvement, with an emphasis on learning from setbacks and finding practical paths forward within established rules. His goal is to help clients and teams improve while showing that persistence and learning can create new opportunities. He believes simplicity can make complex decisions easier.
